Knowing this fact, we offer a variety of loans to suit most situations. Everything from traditional options to loans for customers ready to step up to a larger home as well as programs for first time homebuyers, veterans, public safety and education employees.

Conventional – The most popular type of mortgage loan, it’s ideal for borrowers with good or excellent credit. It’s not government insured so there are typically few hurdles. The down payment could be as low as 3% but you typically need to include mortgage insurance.

Jumbo – This loan allows you to purchase a larger home with as little as 10% down and no monthly or upfront mortgage insurance. It does have a higher interest rate.

Adjustable RateA type of mortgage loan with an interest rate that may go up or down depending on a variety of factors. This could be helpful if you are applying at a time when interest rates are low. 

VA A home loan for eligible veterans, active duty military, reservists, members of the National Guard, or surviving spouses of veterans. Features competitive rates and requires no money down. 

FHAA government-insured loan with easier credit standards, ideal for first-time homebuyers. Upfront mortgage insurance is financed into the loan and is paid monthly by the borrower. Low down payment, max financing of 96.5% and mortgage insurance is required.

USDAA loan option for low-income borrowers in rural areas who need 100% financing. Requires an upfront guarantee fee instead of a down payment. The cost is financed into the loan and there are mortgage insurance payments.

AMP (Affordable Mortgage Program) – This loan helps applicants with limited down payment abilities regardless of where they live. The down payment ranges from 0% to 3% and has no monthly insurance premium.
